I'm JT, an Arizona land investor with a background in network engineering. These days I buy and manage seller-financed vacant land notes through Olmstead Lending. My work involves reviewing the land behind a note, the payment history, and the documents that transfer it. I like talking through the practical parts of owning notes, including what happens when a purchase or a borrower payment doesn't go as expected. Before focusing on notes, I worked on land deals that involved subdivisions, easements, and zoning. Olmstead Properties now manages, markets, and sells our land assets, including land recovered through Olmstead Lending. I also built and sold Terra Notes, originally called Your Land Loans, a loan-management platform for land investors. I'm an Arizona native, husband, and father of four.
