I am a full-time investor and developer involved in multi-family real estate as an investment diversification strategy. I invest individually, as a principal with minority share partners, and silently in both debt and equity deals. My comfort zone is rehab-and-hold multi-family residential properties in the San Diego area, although I do have projects as a Principal elsewhere. Almost all of my projects have involved transitioning properties to highest and best use through changes in zoning, space layout, or additional development. Five (or so) years ago I began doing urban residential subdivision and new construction SFR. I prefer to develop and hold (residential or mixed-use), but that's not always what the market gives. About half my projects have been in the purchase price range of $300-800k, with completed value of $1MM-$4MM. The other half are larger projects in the completed value range of $9M-$20M. I have and will continue to adapt as the market evolves. In addition to financial rewards, I enjoy the process of renovation, meeting people through the management of properties, winning with others, and the challenge of running a profitable business. It's more fun to win WITH other people than winning alone. I tackle projects that bring net value to my city and our world, and I only want to win together ... including everyone from the day laborer to our partners, subs, tenants, and ultimately the neighborhoods we operate in. http://AireDev.com
