Hello BiggerPockets — 1–4 Unit Investor Financing, Scenario Analysis & Education Hi everyone — I’m Justin Tulman with Fairway Home Mortgage, and I’m excited to officially join the BiggerPockets community as a lender and a resource for 1–4 Unit Investor Financing. I've been involved in residential real estate for more than 30 years and have spent the past 25 years providing residential mortgage financing. During that time, I've worked with everyone from first-time buyers and first-time investors to experienced real estate investors continuing to build their portfolios. I'm licensed throughout all six New England states, New Jersey and Florida, and I'm particularly interested in connecting with: Real estate investors purchasing 1–4 unit properties Realtors who specialize in investment and multifamily properties Property managers working with residential investors First-time investors trying to understand their financing options Seasoned investors looking to grow or restructure their portfolios Financial professionals whose clients are investing in residential real estate Why I Joined BiggerPockets I didn't join simply to advertise mortgage products. I joined because I believe good financing starts with education and good analysis. Whether I'm teaching a first-time homebuyer class in Massachusetts or Florida, helping someone analyze their first investment property, or working with an experienced investor on their next acquisition, my philosophy is the same: I want my clients to understand exactly what they're getting into before they make the commitment. That means understanding more than a rate and monthly payment. It means looking at the financing within the context of the property, cash flow, investment strategy and investor's longer-term objectives. 1–4 Unit Investor Financing & Scenario Analysis One of the areas where I hope to contribute most to this community is scenario analysis. Investors don't always need someone to immediately hand them a loan application. Sometimes they need an experienced lending professional to look at a situation and say: "Here are the different ways we could potentially structure this. Let's compare them." For example: You own three rental properties and are considering #4. You found a duplex, triplex or four-family and want to understand the financing before making an offer. Your tax returns don't necessarily reflect your true financial strength because of legitimate business deductions. You're self-employed and traditional income qualification is creating challenges. You're considering purchasing an investment property through an LLC. You want to refinance or access equity from one rental to help acquire another. You're comparing conventional investment financing with DSCR. Your Realtor found a great investment property, but you're not sure which financing strategy makes the deal work best. Send me the scenario. I'm happy to help analyze the financing possibilities and explain the advantages, disadvantages and potential tradeoffs. Sometimes a DSCR loan for a 1–4 unit investment property may be the solution. Sometimes conventional financing may make more sense. And sometimes there may be another approach worth considering. I'm much more interested in helping someone identify the right financing strategy than trying to fit every investor into the same loan program. Realtors & Property Managers — I'd Like to Be a Resource for You Too I'd especially like to connect with Realtors and property managers who work with residential real estate investors. You are often the first people to hear: "I want to buy another rental, but I'm not sure I can qualify." "My CPA writes off a lot of my income." "Can I buy this property in an LLC?" "I found a three-family. How should I finance it?" "I'd like to pull equity from this property and buy another one." Those are conversations where I may be able to help. If you're a Realtor, I'm happy to analyze financing scenarios with you and your investor before an offer is written, so everyone has a better understanding of the available options. If you're a property manager, I'd like to be a resource when one of your owners starts talking about acquiring their next property, refinancing an existing property or expanding their portfolio. You don't need to know whether someone qualifies for DSCR or another program before reaching out. Give me the scenario and we'll work through it. Education Comes First A particular area of my business that I'm proud of is the education we provide to homebuyers in Massachusetts and Florida, including first-time homebuyers and people beginning their real estate investment journey. The same principle applies to experienced investors. The more you understand your financing, the better equipped you are to make an informed investment decision. That's the approach I plan to bring to BiggerPockets. But the recognition that matters most to me is having clients and referral partners come back years later because they trusted the advice, education and experience they received.
