Seeking info online and stumbled across the site. Attended a workshop at end of 2015 with a "guru" that intrigued me. I wasn't intrigued enough to sign up for their pricey ($40k) training. I did a Google search about the guru and his company and I found BP instead. Reading the commentary cemented my thinking about going further with the guru and his group. Then I kept coming back to BP. In addition to reading the forum and blogs, I listened to a slew of podcasts and read many of the books recommended by guests. I learned a ton and that started me wondering if I could invest in RE too. NYC RE was not an option as it has a high cost of entry. However, learning about other forms of RE investing has made BP invaluable. I learned more about things I'd known of - residential rentals and flipping houses. And I learned about things I'd never really heard of before - crowdfunding, private lending, SDIRAs, HMLs, househacking, tax liens, commercial rentals, 1031s and DSTs. In short, an entire new world opened up to me that I'd never really known existed or felt I had the right to learn about let alone consider delving in. As a result of what I've learned, I have - established 2 self-directed IRAs to diversify away from stocks & conventional bonds - invested in more than 25 opportunities I never dreamed existed for anyone not firmly attached to the 1%. - started & completed one intentional flip and finished off a long term/live in flip. It wasn't all rosy, but I don't regret the hiccups because it reminds me that there's still more to know and to learn. - walked away from my first real attempt at SFH rental that turned into a lemon just before closing. A reminder that inspections are my friend. - made syndicator connections and find them to be to my liking. And while it may not always be the highest RORs, there is something really satisfying about monthly interest with no tenants or toilets. - met my financial goals. My only regret - I didn't find BP sooner.
