I DO NOT STOP In 2005 I was 25 years old, I weighed 475 pounds and worked at Wal-mart making $20,000 a year. I had no money, no education, and no future. I don't know what happened but it was like a light turned on in my head. It told me only one simple thing. If I wanted to succeed DON'T STOP!!!!!!! I never give up. I fight all the way to the finish line, then when I get there I fight even more. I went to school and graduated with my Bachelors degree in Telecommunications. I worked my butt off for more than a year and lost over 250 POUNDS. I did not have surgery, I did not use drugs, I only used pure willpower. I have kept that weight off for over 10 years. As the years passed I set new goals for myself that I accomplished: -Leave Wal-mart -Become a Criminal Investigator with the Department of Homeland Security -Get completely out of debt -Leave Kansas City and live all over the country -Travel the world (just got back from Palau) -Get in the best physical shape of my life -Start my own business -Learn everything possible about investing -Find my true love (Princess Steward) -Learn to speak a foreign language (I am fluent in Spanish) After accomplishing those goals I set new goals and I will accomplish those as well. Experience: I invest here in the Omaha metro area and own two properties here. One is a live-in flip that I bought in 2016. It is a nice older home in the Dundee neighborhood. I want to live here for at least 2 years so that I can get the tax free profits when I sell, but after we move out I intend on renting the property for 2-3 years. I did a complete plumbing job, pulling out the galvanized pipes, cast iron sewer line, and ancient hot water heater and replacing them. I also did a complete bathroom remodel. I still want to remodel the kitchen and redo the floors, but I am in no rush. I paid $125,000 for the home, but it is now valued around $165,000. I just closed on the second Omaha area property and am in the process of a modest rehab to get it rent ready. It is a small home in Gretna. I bought it for $65,000 cash. It was a 100% off-market deal. It will be a rental and I am going to use the BRRRR method on it. Comparables down the street have sold for $120,000-130,0000, so there is a lot of room for free equity there. I think I can get $900-950/month rent. I also have been attempting to do some wholesaling, though I am in the very early stages and have yet to close a wholesale deal. I have sent out two direct mail campaigns. Outside of Nebraska I own a 4 plex in Phoenix, Aizona and another 4 plex in Tucson, Arizona. I bought the one in Tucson using an FHA loan and 3.5% down and doing a house hack. It was a pocket listing that a real estate agent brought me knowing that I was a buyer. I lived in it for a little under a year before moving to Omaha. It appraised for $20,000 over the purchase price the day I bought it. I make about $500/month off the property after all expenses. The one in Phoenix I thought I overpaid at first, but what I found out was that it is my cash cow. It cash flows better, has far lower vacancy, and I have been able to bump the rents much higher and faster. Not only that but I have made over $100,000 in appreciation on the property in 3.5 years. I make about $650/month on the property after all expenses. Real Estate Goals: I live my life with integrity and I work hard to fight against the stereotypes that some people have about Black people. My goal is to create a business that not only gives me great wealth, but I want to use real estate as a platform to not only support my family, but to make positive changes to the community as well. There are too many Black youths who believe that the only way out of poverty is by being a rapper, actor, athlete, or winning the lottery. I want to help open their eyes to the possibilities that business and in particular real estate offer them. Currently Seeking: I am in the beginning stages of a rehab on my latest acquisition.
