I made my first deal 2 years ago. Paid $102k, put in $20k, and now it's worth $160k and I'm ready to leverage my 100% equity situation to start building my real estate portfolio. I spend a couple hours a day analyzing properties, deals, and crunching the numbers as if I were buying property for real. I think finding deals is actually fun, even when I can't act on them.
