I bought my first property at 19 during the 2008 crash with money I had no business spending. That turned into single-family rentals, then multifamily, then self-storage and industrial. I buy in rural and secondary markets where $300K-$3M facilities fly under the radar. No REITs. No institutional competition. Just motivated sellers and math that works. Seller financing is my preferred structure - my best deals have come from conversations, not broker blasts. I also run a hard money lending business and have been involved in hundreds of real estate transactions across nearly all 50 states over 15+ years.
