Lived off rental income from a family property through undergrad and most of med school, until my brother bought me out to clear my student loans. That buyout was clean because we'd tracked contributions from day one. No fight, just math. A few years later I tried to talk a handful of co-residents into a Montana co-investment. The messy contribution-tracking question scared everyone off, so I bought solo and rented the bedrooms out. The gap between people wanting to invest together, and not having a clean way to track each investors ownership percentage is what I'm building software around now. It tracks every contribution (cash, mortgage, repairs, sweat) and recalculates each co-owner's equity share over time.
