I am a musician and buy and hold investor. I own a duplex with a partner purchased in 2009. Partner lives in the first unit (1000 sqft 1/1), and the second unit is rented (2000 sqft 4/2.5). I property manage, and project manage for a small investment company. Past projects include: -Conversion of a 4400 SFR to a sixplex. Was sold near completion at 18% profit. -Conversion of ex-SFR fourplex with four uninhabitably small units to cozy triplex. 21% cap rate and sold two years later at 38% profit.
