I have been investing in residential and commercial real estate since 2001. Completed over 1000 projects: mostly rehabs on sfh, some commercial. I've built houses from ground up and did very expensive rehabs of 1M+. I also have been a licensed builder since 2004. Had many rentals in 2012 and selling them now when they become vacant to pull cash out to buy NPNs. Now I'm a 100MM hedge fund manager that buys NPNs in 48 states except AK and NY. My primary focus is NPNs, I believe in what Andrew Carnegie said "Own nothing, but control everything''. Within almost 20 years of doing real estate deals I realized that the easiest way to make money is buy buying NPNs, make them performing and sell or FC if borrower doesn't want to cooperate. I strongly believe that mortgage notes is much better passive investment than rentals and suggest to new investors to consider NPNs than doing rentals or flips. I would not recommend to anybody to have a rental property that doesn't bring at least $500/month in cash flow. Many new investors would settle for $100 cash flow per month and be happy to pay down principal by $200/month thinking that in 30 years they will become rich. After owning more than 65 rentals (commercial and residential), I can tell you that rental real estate will not make you rich, unless you buy properties in bad areas that are very cheap and have at least $500/month in cash flow from each unit. What I believe in: RE needs to bring positive cash flow (and income) on day 1 when it's available for rent. Don't bet on appreciation. Getting out of rental business, too much work for too little $. Love wholesaling, quickest and most easiest way to make $. I was a licensed re broker in MN from 2011 through 2020, but cancelled my license because I didn't represent anybody but my company. I always look for new opportunities to make $ while helping people to solve their real estate problems and having fun doing it!
