I am the Principal Broker and Owner of Doud Realty Services, Inc., where we are primarily an investors real estate company. We handle everything from sales of investment properties to Managing rental Property. I Personally started managing property rental Property in April of 2002. It was my personal residence and I moved in to my husbands house. It was my personal residence and I moved in to my husbands house. My husband (Eric) and I started purchasing property to flip and hold when money was easily to come by. We were able to purchase, renovate the property, get a tenant and then refinance the property so that all we had in the property was sweat equity. We were able to do that with 6 properties. We were very concerned about the neighborhood where my first home was so we sold it at the height of the market. We were able to use the 1031 Tax differed exchange to purchase a 4br 2 bath SF home in a much better neighborhood with the proceeds from the sale of my first townhouse. After that we moved on to purchasing our first multi-family property, it was only a duplex, but there is definitely cash flow. After the duplex, it was time for me to find space to open my real estate office. What better move would it be to purchase a building which 1000 of unfinished commercial space and 3 apartments pay the mortgage. We also did about 30K worth of improvements and turned an unfinished space in to a nice and comfortable office. In 2013 we were able to quite 2 6 unit apartment buildings, and started renovating them as they came open and have raise income there since we purchased the buildings. October 2014 I received my 5 year NARPM® pin in recognition of 5 years of membership in this wonderful professional organization. I decided that in order for my company to grow, and prosper professional designations and certificates in Residential Property Management were necessary in order to be competitive in our market place, I made this our company goal. I applied for Candidacy as an RMP® Residential Management Professional to NARPM® (National Association of Residential Property Management) in December 2014. This designation requires experience of minimum of 2 years of property management experience, 18 + hours educational courses in Property Management curriculum, letters of recommendations from clients, and other professionals. I am please to state that I was awarded my RMP® designation in October at the 2015 NARPM National Convention and Trade how in Atlanta Georgia. I have also applied for Candidacy as a MPM® Master Property Manager. This is a designation that requires experience of 5+ years, you have to receive the RMP® designation, you have to provide over 500 unit years of experience as a property manager, must successfully complete 24 hours educational courses in property management curriculum, must have letters of recommendations from 3 clients and 2 RMP® peers. I am required to have 200 hours of service to NARPM® in order to achieve this goal. I was awarded this designation, and will receive the Plaque at the 2017 NARPM National Convention and Trade Show in Orlando Florida in October 2017. As part of my continued support of NARPM®, I the 2017 Virginia Peninsula NARPM Chapter President, and I am currently serving as the Vice Chair for NARPM® National Designation sub committee, which is responsible for streamlining the requirements for All designations. Experience: Over the years, I have worked with many owners, from single family, townhouses, and condominiums, multi family duplexes, Triplexes, Quads, 5 Plus to 20 unit complexes. Each type of unit has special characteristics that you need to be aware of, but at the end of the day I love to dissect the numbers on multi family units and find where we can cut expenses. Real Estate Goals: My goals for Real Real Estate may seem different from most, but I want to be able to purchase a new building for my office, and Grow my company with honest and hard working people. I want to continue to provide quality owner focused services to each and everyone of my owner to create a Mutual beneficial relationship of respect and trust/ growing in to investment sales. Currently Seeking: looking to mentor people that are interested in Property management, and possibly spark a worth wild career for them.
