I'm a commercial real estate broker in the Houston, TX area. I LOVE finding great deals for my clients and myself. This year (2020) I'm buying two adjacent tracts for a total of 4.7 Acres for a major expansion of the business. Follow along step-by-step as I develop the expansion. I broker it all, land, industrial, retail & office as well. I hold the CCIM designation as well as the ALC designation. I know how to analyze a deal - cap rate, cash-on-cash or IRR. IRR is the best way to analyze a potential investment. Why? Well, IRR takes into account future escalations in rental income and expenses whereas something like cap rate simply looks at income and expenses at a particular snapshot in time. I've done many deals where the purchase day cap rate looked terrible but the IRR looked incredible. Many buyers will walk away from a low cap rate deal and I'll buy it and two years later they wish they had done what I did but they just didn't look at the deal the right way. Experience: I've done many millions of dollars worth of commercial real estate deals for my clients since 2006. I've personally also purchased many commercial properties.... some to keep, some to flip. Real Estate Goals: I'd like to: - find more incredible commercial land deals to buy - purchase more boat & rv facilities - develop small-office warehouse projects [2020 - One brand new 8-Acre project hopefully breaking ground some time in July / August this year.
