I have several cash flowing properties in Orange county, CA that I have been managing by myself since 2008. I entered the multifamily market in mid 2015 by purchasing a small 21 unit apartment complex. I though my previous experience with managing OC condos will be beneficial but it turns out I was sadly mistaken. Managing an apartment complex is a different beast what so ever. The first two years were extremely difficult and challenging. But I quickly got hardened: in 7 years I had done two evictions but with this apartment complex I had to do 7 evictions in two months. I even considered creating a reality show out of my tenants since every month had a different problems to deal with: drug dealers, people driving through concrete walls, roach and bed bugs breathers. Now I am looking to expand my business with other multifamily and/or outside California. Experience: I've been an owner and a Landlord since 2008. I am making over $6,000/month from my 34 units in Ssouthern California and I am leveraged up. I've done a lot of refinances of my properties with the longest one taking over 9 months - my biggest mistake was using the same bank for doing the refinance, thinking it will be faster. Unfortunately Citibank could not deliver for 9 months. I have no clue how those guys are in business. Real Estate Goals: To replace my current job income with a passive income. Currently Seeking: Small value play apartments. Maybe something small to flip.
