Investments: #1 Suffolk County, Long Island, NY (Buy and Hold BRRR property) I currently live in a property located in Suffolk County, Long Island, NY which I purchased as a short sale in a B-class neighborhood which borders a C-class neighborhood to the North and a B+ class neighborhood to the South. I completed rehab, rented out a second unit in the house and refinanced out all of the cash I put into the deal to apply towards future investments. #2 Lawrence, Indianapolis, IN (Buy and hold BRRR-Key property) I acquired my first out of state property using cash out refi funds from property #1. It is a 3/2 in a B-class neighborhood. The property was acquired by an investor at the local tax sale and was rehabbed by his construction company. All cosmetic features of the property were updated, however the heat pump and roof were on their last limbs. We were able to get the property under contract for about 5% less than the appraised value and the seller also agreed to replace the roof. I paid to replace the heat pump. Due to the property being located in a rapidly appreciating area which borders an A-class neighborhood, I was recently able to refinance all of my initial investment out.
