I've been reading for months. I am a senior, working full time and realizing that if I am to ever realize my goal of having enough passive income from properties to leave my 40-hour./week job, I better get going! I really love real estate, so it is clearly the way I need to go. I suffer classic analysis paralysis. Also, have truly enjoyed my profession, so I put real estate on the back burner for years. That said, I have to be realistic about how long I can depend upon income from my job...or how long I want to keep doing that job. I was a Realtor years ago, in FL, and I did have a creatively-financed double once with a good cash flow. I know I can relearn how to invest in today's market and I'm motivated. Since I'm cash poor, I see wholesaling as the best strategy for me. I have equity in my home, but I don't want to tap that as it is really the only asset I have. I am a very ethical person, so win-win is important to me. I enjoy talking with people and find that strangers will tell me absolutely everything...so I don't anticipate having problems establishing rapport with sellers or buyers. I love research, so if I can find good resources for property history, etc. I believe I can provide buyers with solid numbers. I am alone, and I think what has held me back is the fact that I don't have money, and feel vulnerable. Right now driving for dollars is my method for locating distressed property. I am concentrating on my neighborhood which is fairly stable blue collar SFHs close to downtown Columbus, OH. There are bandit signs in the area, but I'm getting leads directly from neighbors. Some problems finding owners, tho. If there is any investor who could use my time in exchange for a little mentoring, or any buyers who would like to share their purchase criteria, I would love to see if there is a way to be of mutual help. Experience: I own my primary residence. I have bought and sold two other primary residences, one single family creatively-financed SF investment home, and one creatively-financed double rented Section 8 on one side. All of these, except for my present home, we're bought and sold in the 1980's. Real Estate Goals: I want to replace the income from my current 40-hour per week employment with passive income from buy and hold rentals...both SFHs and small multi-family properties.
