I'm a family guy from the greater Chicago area. I've been investing in real estate, full time since 2004 and running a direct mail advertising business since 2000. Experience: I have completed hundreds of deals in a variety of strategies including, subject to, lease option, private money, contract for deed, purchase money mortgage, wrap around, probate, fix and flip, wholesale, mortgage purchase, foreclosure, short sale and others. I have primarily worked in residential real estate and I have two larger commercial projects including an apartment building and mixed use. My favorite technique is subject to existing financing and various derivatives of this that allow no money down purchase. You may call me the No Money Down Maestro because every property currently in my portfolio was acquired without downpayment and some even yielded cash back to me at closing. Real Estate Goals: Currently, I seek a partner who would like to get coached and advised on deals. This partner will bring the credit and potentially the money and I will coach and advise throughout the deal for a share of the profit. I can lead you through the process from start to finish. Additionally, I would like to add a large multi-unit complex to my portfolio. Currently Seeking: I would like to find a reliable hard money lender or a private lender who is not going to kill me with criteria like a bank for an asset-based loan. I look for 100% financing and can produce a good return on investment. I will mentor or consult on your real estate deals and even hand-hold you through them if that's what you need for a fee. You will get a deal if I'm helping.
