I'm a Realtor, residential builder, and investor. I love buying, selling, and rennoavting properties. Whether it's for me or my clients, I spend most of my days working on real estate deals and managing construction projects. My wife beat me to the real estate game, becoming a full-time Realtor in 2012. I started getting interested in real estate in 2013, and we bought our first rental in 2014. Before I knew it, I had quit my corporate job and we were building our residential real estate businesses together. I focused on being a Realtor and growing our agency business for the first couple years, but starting in 2017 I shifted more and more of my time to the investing side of the business, and by the end of that year had started the construction company. Today, my wife runs the day-to-day for our real estate brokerage business which aims to provide the income our family needs, and I manage our investing and construction business which aims to build wealth and secure our future. Real Estate Goals: My primary goal from the investment side is to obtain financial freedom. I define financial freedom as the point when my monthly free cash flow generated by my passive real estate investments equals or exceeds the amount of money our family spends on a monthly basis. My Definitions: "monthly free cash flow" -- Net cash coming into my bank account each month after paying all property-related expenses (i.e. management fees, taxes, insurance, etc.), after servicing the debt (i.e. paying the .mortgage), and after accruing for all future expenses (i.e. maintenance/repair reserves, capital expenditure reserves, income tax estimates, etc.). "Passive real estate investments" -- To me, it's only passive once I've hired a property manager and have put systems in place so that the property stays rented, maintained, and managed with virtually zero time commitment or headaches from me. "money our family spends" -- This is the amount of money my family needs to pay for all expenses. This includes everything...
