I currently reside in Charlotte NC and have been in real estate since early 2019 when I got my license to be a Realtor. I wanted to practice brokerage in the interim between starting investing full time, which was my ultimate goal. Brokerage was something I felt I would enjoy and do well at since my strongest skillset lies with connecting, communicating and building valuable relationships with people. That didn't last quite as long as anticipated because the hunger to invest and create wealth is stronger than anything and after making a few offers on deals, a few got accepted and the rest is history! At this point my business is structured to have a flip going on as constant as possible while searching for rentals to add to the portfolio, which ideally creates continuous capital generation alongside building my passive income. My strategies will change over time as I learn to refine my business to be more efficient and productive, but currently I use a fairly simple rule of thumb when analyzing deals. I look at every deal differently and consider many factors, rather than just go off of CoC or cap rate or ROI etc. but overall I try to keep my all in cost (purchase, rehab, holding costs) at 70-75% of the ARV. If it has potential to be a rental, most lenders will refi at 75% LTV. If it is a flip, having 25-30% equity in my market will generally yield a solid profit. -For flips I look at market desirability in that location, rehab turnaround time, how much money will be tied up and net profit before taxes. If my margin is only 10k profit but the turnaround to have it done and listed is only 2-3 weeks, why wouldn't I? - For rentals I always aim to BRRRR as much as possible. After all expenses I try to end up cash flowing $200 per month, or $150 per door if I'm looking at a multifamily.
