Started with Carleton Sheets 30 years ago. Was moving stuff and found his No Down Payment course that I studied extensively in my beginning with building a small rental property portfolio. I worked on the ships and needed something for my retirement. Ended up here in Tampa, Florida with a few duplexes and houses that had breakeven or better cash flow. The 2008 collapse killed my profits and now I am selling out and planning to continue with a different plan. Hands on rental management and doing all your own repairs leaves one as a burned out landlord. In the beginning you have to build up your credit and learn how to use OPM and do a lot of searching for the right property to buy to hold for the long term with rents that will pay for it all. I am a slow learner compared to all the smart guys out there in the industry, but, I have plans to continue in another way with just a few of the properties.
