Real Estate Investor with a portfolio of 64 units of Multi-family in Cincinnati. Not doing or churning any deals. I'm just happy that I have what I have and not in the dog fight of buying conditions that we are in right now (Spring 2021). Happy also not to be rushing to profit from trying to sell, only to go around the Monopoly board again and all the challenges of another 1031 exchange. I don't have to sell. I don't have to buy. Good place to be. But... I am on a mission right now to optimize what I have. After battling it out with several different horrible property management companies over nearly 3 years, I changed the plan and have taken control of my units in a self managing model. This is with me managing remotely and a helper in Cincinnati to project manage the maintenance and turn overs. I've had control of 2/3 of my units since October 2020 and the remaining units since February 2021. This April, 2021 is the first month in a long time that I can say my units have performed to my satisfaction as an $$ investment, without fudging or squinting at the numbers. I'm not big on boasting usually. But the dramatic improvement is all on me. Totally counterintuitive to the "hands off" dream. But I know how to get it done. People are often skeptical and look at how I do things, referring to is as "the hard way." Maybe so, but I am outperforming on my own anyone else's effort for me, on this. I currently splitting my time between Southern California and Cape Cod, Massachusetts and also have a video/audio post production business in the Los Angeles area with a 30+ career in that field, that is in the slow wind-down.
