I am a optometrist working with military families at Fort Campbell Army Base. I graduated in 2015 and my fiance and I moved down to Clarksville to start our lives together and pay down my mountain of student loans. I realized fairly early that my job was completely an hours in=money out position with little room for passive income and not a whole lot of increased income without buying my own practice. Neither my fiance nor I have any interest in owning a practice so I started looking for places to put my money to work. I stumbled on the DoughRoller website when I was trying to figure out what the heck a Roth IRA was. From there I fell down the financial independence rabbit hole and haven't looked back since. I found BP after reading Rich Dad, Poor Dad (what else) but I was actually interested in the tax leins investing that he mentioned. I found BiggerPockets while researching that and my interest has grown from there. Experience: I grew up tearing apart and remodeling my parent's house many many times. Mom always had some new project she wanted to do on the house. The rise of HGTV has been great for the decor of their house, but not so great on Dad's spare time and pocketbook, haha. This did mean that I got exposed to little bits of all areas of construction from a young age. My wife and I bought our first home in Clarksville TN in 2018 with the intention of live-in renovating it and renting it out. After the classic rookie mistake of over-improving it, we now have it renting out for quite a bit more than I expected and it now cashflows around $300/month and approximately 20% IRR if we were to sell it today. Can't complain about that! Real Estate Goals: I would like to build up a portfolio of small multifamily properties to help build up passive income to eventually build my family up to financial independence. Eventually, we will likely switch over to larger apartment complexes to take advantage of the economies of scale they offer. A long-term goal would be to have around 150 doors cashflowing to allow my family to spend time slow traveling, spending time with the family, and volunteering with Habitat for Humanity. Currently Seeking: Single family homes in B-class neighborhoods in Bloomington and Indianapolis IN in need of mild-moderate levels of repairs.
