I am a software architect who became involved in rental real estate as a means to test a new product. Experience: First investment was as a totally passive partner in a mixed use property back near the turn of the millennium. We have since become active buy and hold investors with a mix of student, young professional and family properties. We invest in multiple markets in the Maritimes and once again started exploring markets in the U.S.A. as things at home are becoming expensive. The longer I do this, the more it seems I consider my experience as a true investor to be limited ... but always evolving. Real Estate Goals: Original goal was 2-3 properties solely for testing developed software systems. Our next goal was to have of 50(ish) "units" with monthly revenue >=40K. Present goals are to complete the digestion, retrofit, and re-positioning of several old, unloved properties acquired in the past 2.5 years. Longer-term goal is to build new rental properties meeting Passivhaus specifications. Currently Seeking: Mostly knowledge - I thrive on knowledge and turning it into experience. I have experience with starting & running businesses and business financing, but need to learn more about off-market real estate financing. Our existing properties have been purchased with our own money and conventional lending (banks), or in small partnerships with one or two other investors. The idea of attracting external {passive} partners and developing private funding sources both intrigues me and is a source of unease {the more wallets to whom you must answer, the less control you have to do things a little unconventional}.
