I live in Memphis, TN & own a few doors here that I self-manage. I'm mostly here to learn from people doing this in markets & strategies I don't know, now that I'm no longer working in property management. I spent 11ish years at Mid South Home Buyers & Mid South Best Rentals, starting as a leasing agent & working my way up to director. Most of that was property management & operations, but I touched Leasing, Sales, Client Services, Collections, & a ton of departments in between, along with the systems & processes holding things together. Outside of real estate I read a truly unreasonable number of books.
