Nicholas Dutson

I’m a 1031 exchange advisor who’s been working with investors since 2007, helping people defer capital gains and reposition into cash-flowing, tax-efficient real estate. Day to day I guide clients through all exchange types (delayed, reverse, and improvement) and help them evaluate replacement options like DSTs, TICs, and NNN properties to match income goals, risk tolerance, and timeline. I’m part of the team at 1031 Exchange Place, where our focus is investor education and smooth execution from identification to closing. Outside of real estate I’m a husband and dad to two teenage boys, and I recharge on mountain trails whenever I can.
