I'm Noah Wright, a mortgage broker. I shop an investor's deal across about 50 wholesale lenders and place the loan with the one that fits. My work is mostly DSCR loans for rental investors, typically qualifying on the property's rent rather than the borrower's income, alongside fix-and-flip, rehab-to-rent, bridge, investment cash-out refis, ground-up construction, balance-sheet, and foreign national loans. Deliberately not offered: owner-occupied mortgages—that's consumer lending, a different credential tier I don't hold. That covers about 35 states, some limited to commercial-purpose loans.
