I began investing in real estate in 2007, with my focus being on short sale transactions, subject to, and lease options. As an investor, I began encountering funding issues with my short sales. From this experience, I decided to launch REIFunding.com since I saw a real need for Transactional Funding services. Prior to investing and providing Transactional Funding, I had had a successful record of past business ventures. The last business I owned was called Webster Group International (WGI) There I served as the President and CEO. WGI provided internet marketing Search Engine Optimization (SEO) services that guaranteed our clients would rank in the first 10 positions on the search engines. I founded the company in 1995, it literally was one of the first three SEO companies in the world. In 2001, I am proud to say that WGI was named by Deloitte and Touche as one of St. Louis' Technology Fast 50. This award is given to technology companies that have shown the greatest growth over the previous 5 years. WGI was awarded a 5th place ranking out of 50 technology companies in the St. Louis area. We also were ranked #374 in the national Deloitte and Touche Fast 500. I sold the company to a firm called Tempus Group out of Great Britain in 2000 and stayed on as President and CEO until 2002. In 2001 Tempus Group was bought by WPP, the largest advertising, marketing, & communications company in the world. WGI served as its interactive arm to provide marketing and advertising services to its clientele via the internet. WGI was re-branded as Outrider in 2001 and remains in business today as one of the premier search marketing firms in the world. While operating WGI, I also designed and developed a software product called SitePromoter, which allowed individuals and businesses to create their own Search Engine Optimization marketing campaigns for their own businesses or websites. This was also sold with WGI to Tempus Group. Prior to forming WGI, I created a software product that was designed specifically to provide organization of the businesses of those involved with selling Pampered Chef® products, which is a home party business that sells all types of kitchen products. This software was subsequently sold to the corporate offices of the Pampered Chef®, where it was used by their consultants and directors nationwide. Experience: I have been involved in real estate investing for a number of years, focusing primarily on short sales and buying houses subject to their existing mortgage. I recently sold all my rental properties so that I may focus more on REIFunding.com, which provides proof of funds letters, One Day and Extended Transactional funding, as well as "hard" proof of funds with an accompanying bank statement. Real Estate Goals: My goal is to fund deals for real estate investors across all 50 states. Currently Seeking: I am seeking real estate wholesalers who either cannot or do not want to assign a contract. For short sales, HUD deals or REOs, you CANNOT assign the contract and must bring cash or loaned funds to close the deal. For deals with a large profit spread -- say over $10,000 or 10% of the purchase price -- you may not want to assign because you don't want to reveal the profit spread to the exit C Buyer. If he sees how much profit you're making, he may walk. You don't want to risk losing your buyer, so simply close with Transactional Funding and then sell to your exit C Buyer on a 2nd closing that same day. I work with Private Lenders who loan their funds to fund closings for real estate investors. There is one Private Lender per deal.
