The first area is with a HML that has a no payments (defers interest) for 12 months. This program is for 1-4 units, and goes up to $500k, depending on credit. Their traditional lending program goes up to $2M, and they can also help with BRRR funding. The second HML provides 100% CLTV funding, where they cover a part, and the rest is covered with seller financing, cross-collateralization, or other options. They can, in some circumstances, work with Owner Occupied deals, as well as land deals, although LTV may be lower. Note that 100% CLTV doesn't mean "no fees." Title. Appraisal. Closing costs, which you can negotiate with the seller, or possibly roll into the loan, for lower LTV. Doc fee. Unlike many lenders, credit won't cause you to be rejected. The lender has worked with people whose fico's under 400, and with over 200 inquiries. This can be for both residential and commercial.
