Hi Everybody, Ozzy ( Ozden) Sirimsi here, I am a --Featured agent for Bigger Pockets in MD -- I am a 20 years investor -- I am a real estate agent for 10 years -- I am a BRRRR investment consultant -- I am a Property Manager -- I sell Kitchen Cabinets under Ortak Cabinets name. This might seem a lot but I all came naturally. I started my real estate investment journey in 2005, bought a condo in Baltimore with a high price tag, lightly renovated it, and rented it. It was and still is my worse investment, and had no cash flow at all in 20 years but I still have it as a big believer on rental properties and hopefully in 6 years it will be all paid off, so I have had no Vacancy in 15 years, was very easy to rent and very easy to manage, so overall it was okay, and it taught me how to invest wisely. Since then I bought many more, and helped many Bigger Pockets investors to do the exactly same. I currently own 25+ units with very good returns (Mostly %2 and above) I also built a small apartment complex in Turkey that has 7 units and two commercial properties, rented all of them, working on a 24 units property there as well. Naturally, I am a property manager as well, obviously I started with managing my own units, but it grew with Bigger Pockets community and been helping to manage investor properties as well. The last 7 years, I have consulted a lot of new investors, out-of-state investors or both new and out-of state investors in many ways. As a featured agent and an very active person in the forums, I talked to many newbie Bigger Pockets users, and I saw there is a need for a mentor all the way, not only book information but as somebody active during the process. Then, I started consulting for BRRRR projects, where I help investors to find a deal that fits their criteria, consult them on renovation process, but not as a contractor , but as a consultant with a lot of experience in the field. I have worked with many investors and taught them how to get permits, how to pick contractors, how to pay them, how to budget and how to stay on top of their budget and stay on top of their scope. I make sure it is done well, so we can manage the rental afterwards without problems. I am always available to answer questions, analyze properties, give my opinion and help buying properties etc… I also have another business that I created in 2019 which is a Kitchen Cabinets business where I provide lower priced high quality cabinets where investors does not have to spend outrageous amount of money but I can also make a profit so it is a win-win for the investors. I also work with a lot of international investors and have deep knowledge on FIRPTA laws, taxes, withholding etc.... which is a scary subjects for international investors. Lastly, I used to represent 3 universities in foreign countries, and help international students to come United States and complete their education goals. One of my goals is to have an International Student Housing facility for 20-50 kids around Towson, MD. I am 20 years Baltimore City resident and investor, I know the Charm City very well, and have a very good opinion on overall Maryland real estate.
