I own long-term rentals in several states that are managed professionally and as such am more of a passive investor. I also operate an Airbnb out of my house that is always busy. I've done some flipping (wasn't my cup of tea, but glad I did it, it's important to know what I don't prefer), hard-money lending, and wholesaling. I've considered getting a real estate license or becoming a loan officer later on, but for now, I prefer to keep it passive. I am not one of the most active people on the BP forums, but do find them quite valuable for learning, as often what not to do as much as what to do!
