
Recent College Grad from Cornell| Works in Private Equity | Ex Consultant | Lives in the SF Bay Area but currently based in NYC during Covid. I'm passionate about personal finance and have recently gotten heads deep in building my real-estate knowledge (mostly via BP books, podcasts, and forums). As such, I'm still in the process of knowledge accumulation but would ideally like to take action where the #s make sense. The deeper I dive into this topic, the more I realize that I have a passion for RE and how it also functions as a side hustle that aligns with my personal finance goals. What I'm thinking: I'm looking to purchase assets that generate >6% cash on cash returns in growing markets. Would appreciate the ability to do rehab for some forced appreciation (and hands-on experience) but given that I'm a noob and likely want a convention loan, I wouldn't want a complete fixer-upper/something I couldn't handle. What I'm seeking: Expertise around out of state investing. I've come to the conclusion that achieving my long term goals of 20k+ of incremental cash flow per month is extremely difficult in the SF Bay area / NYC (where my family resides). What I can offer: Great with #s/excel/ financial modeling. Love to keep things light/chill. Moderately convincing during negotiation. Action orientated approach to getting things done. Highly organized. Loves technology as a means to drive efficiency. What I suck at: Lack of reps. Very new to the industry -> still identifying the market I want to operate and the team I want to work with (RE agent, lenders, etc).
