I retired when I was 49 (am now, well, older). We started RE investing back when Zero down, fix and flip was much easier and possible. Nowadays, with the economy the way it is and the loan situation difficult, especially in the Las Vegas area, things are quite different. I spot really good deals to buy. Experience: California realtor for approx 10 years. RE Investor for approx 20 years. Real Estate Goals: To fix and flip and make money! Or to buy and hold and rent for positive cash flow. Currently Seeking: RE whereby no Qual exists for any loans. Owner financing is good. Would like to fix and flip but nothing that needs extensive repair (such a foundation or roof problems). Possible to hold and rent as well.
