Ralph Chiaia

I'm Ralph Chiaia, a real estate agent (licensed in New York with eXp Realty, working alongside licensed Florida teammates and about to be a licensed broker here -- wish me luck on the state test). I'm also a hands-on property manager based in Jacksonville Beach, FL. I own and run my own short-term and long-term rentals in Jax Beach and Delray Beach through my Casa Imperium brand and New Folder Real Estate, so I know these markets from the operator's side, not just the listing side. In 2025, we started taking on other investors as we have the systems in place to add on another 5-10 homes. So, all in all, I help investors find, buy and run STRs and long-term rentals, from running the numbers (occupancy, nightly rates, RevPAR) to setup, furnishing, stocking, and guest management and/or tenant placement.
