I'm Rati, based in Tbilisi, Georgia. I build Excel and Google Sheets tools for analysing rental property deals, mainly short-term rentals: cash flow, break-even occupancy, DSCR and the maximum price a deal can support. I like stress-testing deals and finding the one assumption a deal depends on. Happy to help run the numbers if you're looking at a property.
