I have served in the military since 2003 and I'm approaching my retirement. Looking at the expected retirement check, I decided there is something more I need to do. I've done the seminars, but didn't buy into the $24k promise of success so I pursued my associates at Youtube university, moved on to my Bachelors at Podcast and Audible University and I'm now studying for my Doctorates at Bigger Pockets. I purchased my first, at the time i'm writing this, my only Duplex at the height of 2007. The cash flow was there and was there so the crash didn't hurt me financially even when my property value plummeted down almost 75%, but other issues caused burden. Several Late rents, evictions, repairs and poor management companies, including myself. If I only knew what I know now I would have been so much more successful and would have owned over 1000 units by now. My goal, now, is to reach that milestone of 1000 units in 15 years or less. My short term goal is to match my current income with passive income from rental properties and from the business I got off the ground in 2014, in Custom Electronics Installation and integration. Currently: I'm trying to make repairs to my duplex and refinance, but I'm having a hard time finding funding. I'm hopeing to refinance with enough LTV to use towards my next property #BRRRR. I'm also looking at a property that is listed for 80% under market REO that will mostlikely need 80K in repairs with a potential 50% ROI. Finnally my 90 day challenge started yesterday #90daychallenge
