Long version: I am originally from Boston and have been happily living in south Florida since 2007. I received my undergraduate degree in Operations and Technology Management at Boston College and my MBA at University of Florida. I worked in several finance-related positions over the years, but I was always thinking about real estate as additional income. While working a full-time corporate job, I started with just one duplex purchased in June 2015. Eight years later, I grew the portfolio to 5 income producing properties, my personal residence and a small storage business. The additional income became too large to be an afterthought and I am now a full-time real estate investor and Realtor in the Fort Lauderdale area. I really enjoy every aspect of real estate because it allows me to be creative in solving complex issues and I get to meet many great people. I own and manage my properties from top to bottom. Of course, I can’t do all the property maintenance myself so I have a great team of tradesmen that can repair any major issues. I received my Real Estate Sales Associate license in October 2021 and have recently began assisting others in finding their perfect homes and income-producing properties based on my local knowledge of south Florida and personal investment experience. My Skills and Experience: • Managing monthly financial operations and accounting of rent collections, security deposits, utility payments, taxes and capital investments • Managing daily operations which entails upkeep of facilities and common areas, emergency and preventative repairs, incoming/exiting inspections and ensuring that tenants (and their guests) adhere to all contractual rules and obligations • Setting rents to attract and negotiating increases to maintain desirable short and long-term tenants by analyzing comparable properties in each specific neighborhood • Analyzing potential property acquisitions based on certain financial metrics and need within my current real estate portfolio and for potential investors • Marketing to prospective tenants to fill vacancies by advertising in social and direct media channels and facilitating affordability analysis, credit checks, criminal background screening and reference checks • Creating a network of potential contractors including plumbers, electricians, HVAC techs, pest exterminators, landscapers, and deep cleaning companies to provide services
