Spending part time hours (in addition to full time j.o.b.) to manage my nearby investments. My buying philosophy is to find properties that have multiple facets for appreciation or rental potential (e.g. near light rail, in a university town, adjacent to higher density zoning districts, potential commercial properties with residential zoning, etc.) It's also fun to run numbers in other cities around the U.S. and see what's out there. I like BP because I've found all of my "team" here (realtor, GC, mortgage lender, fellow landlords, CPA) and I like attending the meetups. Experience: Primary home + 4 doors in the Denver area. Certified city planner and green building professional. Amateur DIY (mostly, I'm good at breaking my own things and out of necessity, have learned a few skills..) Real Estate Goals: $5000 passive income/month and perhaps someday replacing job income with rental cash flow, but for the forseeable future, I'd like to keep my day job working for The Man.
