I am from Abingdon, Va. I found Bigger-Pockets when researching how to write a business plan for developing a vacation rental and long term rental business. Real estate investing to me is being able to obtain financial freedom and build a solid retirement foundation. My long-term goal is buy, renovated, vacation rental/rental, refinance and repeat. I want to specialize in purchasing high equity residential property, at wholesale prices, from highly motivated sellers, renovating them to a reasonable “like new” condition, then converting them into vacation rental properties, or selling them at retail to build working capital. I want to know I am making a difference in neighborhoods by adding value back to communities through the improvement of homes that have been left in a state of despair. I am self-motivated. I give 100% in completing what my mind is set to accomplish. If I fail at the first attempt to accomplish a task, I study to find another way to complete the task at hand. I take pride in knowing what I have completed I have done to the best of my God given ability. My education is in accounting. I love crunching numbers, research and paperwork. I'm very conservative. My initial interest was buy and hold but the market threw me into a different direction just to get my business started. On Facebook as Miracle Valley Rentals LLC. I am the owner/sole proprietor of a small cleaning company. I have been in and around real estate, realtors, and investors for over 31 years. I have been the first to clean new construction properties and see at home at its best. I have cleaned the aftermath of angry renters, foreclosed property owners, obsessive pet lovers, fire damage and hoarders. My profession has taught me the importance of back ground checks, credit checks, and calling references before placing a tenant in a home I own. I have learned your best due diligence background research on people DOES NOT account for possible personality changes and life circumstances that can change the best of tenants financial situations. Through my cleaning business, I not only clean but help my clients maintain their residential and rental properties. This maintenance includes such things as wall and ceiling repairs, painting, hard wood floor renovation, landscaping, upgrading light fixtures, appliances, replacing water fixtures and fixing minor water leaks, etc. Starting at a young age certain life experiences in real estate with multi-owner inherited properties began my experience and knowledge on researching properties through public records, deeds, judgements, tax liens, mineral rights, and tax tickets. My profession has offered additional resources through real estate professionals that would give me an abundant wealth of information. I learned how to research online public free websites, Title Reports, Property Disclosure Reports, tax tickets, tax card, netgis and mapping, online auctions, and MLS. My contact with contractors allowed me to figure out how to correct mistakes in renovation, repairs and maintenance. I'm very comfortable in complete renovation, using power tools, doing repairs, remodeling, etc. I enjoy renovating not only for myself but also family members and friends on their home renovation projects. I have helped a establish a house flipping and a couple of vacation rental businesses. I have established a couple of LLCs, found deals, researched properties, analyzed and reanalyzed numbers, found maximum purchase price, estimated renovations, made bids, went to closings, kept books, created scope of work for renovations, renovated, maintained goal-based deadlines, advertised and watched homes sell for profit. My goal is to achieve financial freedom and to develope a strong retirement foundation.
