Looking for: Hard-money or private lenders in the Madison, AL area. Target deals are off-market properties in C or B-class areas, 2-3 bedrooms with potential for forced appreciation (converting a garage to a master BR, upgrading kitchen + bathroom, etc.). Property purchase price should be $250,000 or less, and purchase price + rehab costs should be 70% or less of ARV.
