Experience: We bought a few primary residences since 2008. Always put as little,as possible down, and they wouldn’t cash flow when we moved. Finally learned our lesson in 2016. We cashed out some retirement accounts, paid off debt and bought 8 doors in 2017. 2 we are operating as AirBnBs, and the rest are traditional rentals. I’m looking for some seller financed deals, multi family (less than 50 units) and some commercial value add properties.
