I prospect (rarely use agents), buy for cash and rehab for cash (act a GC and bank) single family houses for rentals and flips. I refinance some rentals with banks (no hard money or expensive specialty lenders). No outside financing is used for the flips. Most purchases are foreclosures. I bought 65 successful houses in the last 48 months as part of my fast and diligent learning curve.
