Originally from Córdoba, Argentina, I moved to the U.S. in 1997 and started working in construction in 1999. I began in the field and quickly worked my way into construction management, eventually managing large commercial projects for major contractors across the country. Today, I own and operate my own construction company in South Florida. We are licensed General Contractors and also hold Plumbing, Mechanical, and Underground Utility licenses in the State of Florida. Construction has given me more than 25 years of hands-on experience understanding projects from the ground up — estimating costs, managing contractors, solving problems, controlling schedules, and most importantly, understanding what it really takes to execute a project. About two years ago, I started seriously investing in real estate. I began with a flip as a way to put what I had been learning into practice. Other people saw what we were doing and began asking us to manage full rehabs and investment projects for them. From there, I decided to start building our own portfolio. In roughly two years, we have grown to close to 20 properties, primarily acquired and executed through the BRRRR strategy, and we are continuing to scale. Today, through GRM USA Holdings LLC, we are actively investing out of state, primarily using BRRRR and buy-and-hold strategies. Our focus is buying properties where we can create value rather than simply buying existing cash flow. We look for opportunities to acquire below market value, complete efficient rehabs, stabilize the property with strong tenants, refinance based on the improved value, and recycle our capital into the next acquisitions. We are currently scaling aggressively but systematically. Our acquisitions can be funded through three different avenues depending on the deal: our own capital, hard money when there is enough margin to justify the additional financing cost, and direct private money. The objective is capital velocity. Instead of tying all of our available cash into one property at a time, we are building the systems, financing relationships, construction capacity, and property-management infrastructure that allow us to have multiple acquisitions and rehabs moving simultaneously. We underwrite every deal from the refinance backwards. ARV, rehab cost, realistic rent, permanent financing, cash flow, equity created, and capital remaining in the deal after refinance all matter to us. For us, a successful BRRRR isn't necessarily one where every dollar comes back at refinance. If we create substantial equity, achieve healthy cash flow, and the return on the capital remaining in the property makes sense, it can still be a very strong investment. We are not interested in growing simply for the sake of saying we own more doors. The goal is to build a financially strong and scalable portfolio where each successful project helps support the next round of acquisitions. The long-term objective is financial freedom and transitioning from an extremely demanding construction career into owning and operating a substantial real estate portfolio. I know that transition will take years, but it is already well underway. I'm also here to contribute. Construction is an area where I have spent most of my professional life, so if anyone needs advice or a second opinion regarding a rehab, multifamily renovation, ground-up residential project, commercial construction, estimating, or project execution, I'm always happy to help where I can.
