Experience: I'm one of the partners at Kinvarra Capital. I started investing in 2006 & 2007 when I bought a couple condos in "distressed" circumstances. I currently own 7 rental units in the immediate Boston area and two units in Biloxi, MS (long story). I've completed seven ground up new construction projects from single family homes to a six unit build in Jamaica Plain (Boston), E. Boston, Chelsea, Somerville and Cambridge. The JP project was the only "as of right" project, everything else either required a special permit or variance. My expertise is in site selection/acquisition, zoning, finance and putting together a team that executes a profitable project. Real Estate Goals: We do 4-5 flips/development deals per year along with 2 mixed-use/commercial deals (20 units or larger) with permitting/zoning contingencies. Currently Seeking: Multi-family (8 plus units) or commercial property within a one hour drive of Boston. For multifamily I only want to operate in B- or better areas: Waltham, Watertown, Malden, Reading, Wakefield, Medford, Everett, and Woburn. In all cases, I'm looking for value add opportunities where I can add value either through enhancing revenue, decreasing costs(ideally both) or re-positioning the property. I'm always interested in hearing about development opportunities any where in the 95/128 loop (excluding the high crime areas such Mattapan, certain parts of Dorchester, Revere, Lynn etc.).
