I'm 24 years old and I am presently purchasing SFHs. I am up to 3 SFH, and 2 duplexes. I keep as much debt as I can on the properties, yes you heard me right, the most debt! My reason is the money that lies dead in a property can earn a higher return elsewhere through more real estate or loaning it out... I also like this idea because people are less likely to want to sue you knowing you don't own much equity. I plan to acquire SFR until I hit 20-25 or so and I am then going to manage them full-time and enjoy the things I want to do full time as well.
