I'm looking to partner with folks who share similar investment criteria (see below) and are strong at finding investors. My strength is sourcing deals (including deal analysis and underwriting). Investment criteria: Small to medium-sized apartments (15-30 units) in the following cities in TX - Dallas Fort-Worth, San Antonio, and Austin markets: - Property Class: Class C+ to B- - Year Built: 1970 or newer - Cash on Cash Return (Year 1): 7-10% - IRR: 15%+ (on a 5-year hold) - Buy and hold with small value-add but no repositioning I'm more interested in a smaller partnership (2-5 partners) than syndications.
