I did over 25 deals before I was licensed and before I turned 28 years old. All in my personal portfolio. EVERY one I bought at a discount and/or using no money down. And since then I have learned that creative financing is pretty awesome. I got into REI from feeling like I had no one or nothing to count on. I'm a survivor of severe early childhood trauma. While all of us have our traumas, I was born into domestic violence and mental illness. I was taken from my biological parents by court order. The uncertainty of what I lived drove me to ensure I had security, safety and stability for myself and my children. I learned everything I could about creating long term wealth and multiple streams of income. Paid a mentor who taught me about buying on terms (no money down) - Wholesaling, L/Os, Sub to, Owner Financing. Followed his guidance. Became financially independent by 29. Since then learned more about JVs and non-traditional land lording too. Together, with my husband, we achieved our goal of buying in Boulder City where I saw opportunity due to market conditions. I was right! Compared to other SFHs outside of Boulder we have 35-50% more equity in our portfolio than we would have if we bought in the surrounding markets. After years of success in real estate and success in healing CPTSD, I'm looking to coach others. Because health is wealth; wealth is health. The silver lining of the trauma I experienced in my childhood home gives me an edge to envision how a trashed or chaotic space can be transformed into a zen haven where you (or a buyer, tenant buyer, etc) want to live. I practice yoga daily. It holds me up.
