I have done flips from 2013- 2019 Until I was fed up, Now I focus on buying cheap worn-out rental properties, The SFH I sell with a land contract, giving 97% financing to tenants who are interested in owning their own house, for less than what would cost them renting that house. For the MF I refresh them, making their income go up thru putting utilities on tenants, + More efficient use of the space by changing the floor plan, and creating laundry rooms. I also use a lot of creative financing on the buying side, such as buying 'subject to' so that is for the pretty new houses encumbered with liens, I buy houses around Ohio Kentucky and Indiana.
