I’m Mark C. Updegraff, REALTOR®, broker/owner of Updegraff Group Realty in Rochester, New York. I’m also a real estate investor, property owner, redeveloper, and operator. I purchased my first investment property in 2008 and have been actively investing in, improving, managing, and advising on real estate ever since. My specialty is Rochester, NY investment real estate—particularly multifamily properties, BRRRR and buy-and-hold investments, value-add opportunities, off-market properties, distressed assets, foreclosures and REOs, mixed-use buildings, commercial properties, and redevelopment projects throughout Rochester, Monroe County, the Finger Lakes, and Upstate New York. What makes my perspective different is that I operate on multiple sides of the business. I don’t just sell investment properties. I buy them, own them, renovate them, manage them, reposition them, and help determine the best exit. I’ve purchased properties at foreclosure auctions, completed renovations and redevelopment projects, participated in joint ventures, and advised investors through acquisitions ranging from individual rental properties to multifamily, mixed-use, and commercial opportunities. Through Updegraff Group Realty and Updegraff Management, my team and I help investors evaluate opportunities using firsthand local operating experience. That includes analyzing rents, cash flow, cap rates, financing and debt service, renovation scope, after-repair value, tenant and property-management considerations, stabilization strategies, refinancing opportunities, and eventual disposition. Updegraff Management oversees approximately 350–450 units, primarily one- to four-family properties, along with mixed-use, commercial, and larger multifamily assets. This operating experience gives us direct insight into Rochester rents, maintenance costs, tenant demand, neighborhood performance, and the realities investors face after closing. Construction and redevelopment are also major parts of my experience. Understanding what a property could become—and what it will realistically cost to get there—is often just as important as understanding what it is worth today. Updegraff Services is the roofing and property-improvement service identity operated through Updegraff Management LLC; it is not a separate active corporation. My experience spans single-family investment properties, multifamily buildings, apartment buildings, mixed-use assets, commercial and industrial real estate, redevelopment projects, historic properties, luxury homes, and waterfront and lakefront real estate throughout Rochester and the Finger Lakes. I’m actively involved in redevelopment projects in Rochester, including the conversion of a former downtown office building into apartments and the development of a hospitality project in Rochester’s North Winton Village. Staying involved as an owner and operator keeps me close to construction costs, rents, financing, property management, neighborhood trends, and the challenges investors encounter after purchasing a property. These figures exclude off-market transactions. Before entering real estate, I studied Imaging and Photographic Technology at Rochester Institute of Technology and pursued graduate work in Color Science and Imaging Science. That technical background still influences how I approach real estate: observe carefully, analyze the data, challenge assumptions, and pay attention to details. In investment real estate, the purchase price matters—but so do the rents, renovation scope, financing, management, neighborhood, risk, and exit strategy. A great-looking deal on a spreadsheet can become a poor investment when one of those pieces is wrong. I believe the best opportunities come from buying correctly, understanding the downside, identifying realistic upside, and staying disciplined through the entire process.
