I started building my rental portfolio in upstate NY in 2013, which grew to 35 units by 2021. My initial focus was on acquiring turn-key properties for stable cash flow. As my experience with renovations grew, I pivoted to distressed properties, including short sales and REOs, efficiently front-loading CAPEX to mitigate long-term maintenance expenses and stabilize cash flows. In 2021, after significant price appreciation, I began the strategic selling of the portfolio, selling 95% of the portfolio by Q1 2023. This investment journey of strategic acquisitions, rehabs, and capital recycling, resulted in an Internal Rate of Return (IRR) of 38%+.
