My family and I live in the Seattle area and are working to build our buy-and-hold multifamily portfolio. We are parents to two awesome boys (6 and 8) who live and breath football..go Hawks! Our primary real estate investment goals are to create cashflow and to build equity for the long term. While we would like to focus specifically on the Northwest, cost of entry can be prohibitive, so we are open to deals outside our local area. We are seeking B-C well-located multi-family properties in which to value add. Focusing on properties built after 1970, located around growing urban centers, these properties will be individually metered, priced between $100-$350,000 with value plays such as under-market rents and under-market sales price. Additionally, we want a minimum 7% CAP rate, cash-on-cash of at least 10% and a minimum net profit of $100 per door/month.
