I am an investor/wholesaler based in Scranton, PA but i work in all midatlantic regions. I'm happy to help you in any way I can. Personally, I invest in Scranton/Northeastern PA for rental real estate because I realize 15% cap rate AFTER 30% maintenance/management/vacancy pads. That means, fully mortgaged (almost all my cash back out after refinance) I still make over $100/door. Alot more if you don't have a mortgage. I wholesale PA/NJ/NY and nationally for large commercial projects. I also help with hard money and private money (my private investors average 20% annual returns in most cases.
